Shareholder Update on Thursday, January 8, 2009
Shareholders are invited to attend a presentation of the 2009 budget in the
Community Room by the board. (Not Colonel Mustard in the Library with the
Candlestick.)
The Lobby Committee has completed its design and budget proposal. The
board and members of the committee will present the proposal to interested
shareholders at the same meeting. We will discuss the design process, show
renderings of the refurbished space and furnishings, and discuss the budget and
timing of the proposed work.

Changing Of The Guard
As we announced earlier in the year, on January 1, 2009 Marc Donner will
assume the role of President of the board of directors for 205 West End Avenue.
Stu Sugarman will continue to serve on the board as a director. The Board
would like to express its deep gratitude to Stu Sugarman for his dedicated
service to our community.

Guest Dogs and Dog Walkers
Several shareholders have reported their experiences of encountering dog walkers with multiple dogs in the hallways of our building.
Needless to say, in a community as large and diverse as ours, some of these encounters have been less than pleasant and complaints have come to
the board about the practice.
The board has discussed the issue at length and decided to modify the
House Rules
to exclude dog walkers from bringing nonresident dogs into the building. The wording of the new provision (Section 11 paragraph L) is:
“A dog walker may not bring a dog that doesn’t live here into the building. A dog walker may, however, pick up multiple dogs from 205 West End Avenue.”

Community Room
The Community Room has been part of our lives for almost fifteen years. Over that time it has
evolved as our shareholders and tenants have discovered it and come up with ways to take advantage
of it.
In order to make the Community Room as effective as possible in serving the entire 205 West End
community, the Board will be reconstituting the Community Room Committee, under the direction
of our newest Board member, Abigail Burns.
Abby is looking for shareholder volunteers to serve on this committee. We need people to look after
the interests of young children, older children, adults, and seniors. If you would like to volunteer,
please email directors@205westend.com with your contact information.
Also, as the weather turns unfriendly, the room will again get busy with children and caregivers. As
shareholders and residents, it is incumbent upon you to re-familiarize yourselves with the House
Rules surrounding the room’s use. Management will enforce
these rules in order to provide a pleasant experience for all who use the room.

Window Maintenance
Some of you have reported that your windows are drafty and
others have had problems with the effort required to raise and lower them.
Some of you have advocated that the coop undertake a project to replace the windows. The board
has looked into the question several times, most recently soliciting advice from our consulting
engineers and from experts at AKAM. Replacing the windows would be quite expensive, well in
excess of $2 million, and require that many apartment renovations, where built-ins were
implemented, be removed and reinstalled. More to the point, the windows are quite serviceable and,
with good maintenance, will meet our needs for years to come.

Digital TV is Coming ! Digital TV is Coming
By now you’ve all heard that Congress has decreed that on February 17 of 2009 analog TV
broadcasts will cease in the US. What does that mean for residents of 205 West End Avenue?
The answer depends on whether you subscribe to Cable TV service (RCN or Time Warner are
both available in our building) or use the master antenna signal.

Online Community for 205 West End
One cannot help noticing that the whole world is going digital. While we continue to live in a
very material apartment building, all sorts of things around us have been going online. Over the
past years several of you have engaged the board in discussions of opportunities to provide
services to the increasing number of online shareholders.
Several years ago we created the building’s own website, 205westend.com, a place to find all sorts
of documents and forms, as a convenience to shareholders and prospective shareholders. The site
has been effective and has been worth the effort to create and maintain it.
Lately we’ve been exploring some other ways to use modern digital communications to enhance
the quality of life for shareholders. While we haven’t yet made anything final, we’re looking at
adding capabilities to our website that will allow building management to communicate to
shareholders and will allow shareholders to communicate with one another safely in a variety of
ways.

Lobby Project - Status Update
This is the first status report from the Lobby Design Committee. We will make these reports to
shareholders periodically to help keep the community informed as to the process by which the
committee is addressing the lobby project and the progress that we are making. The committee has proposed to the board that we restore the terrazzo floor and reduce the size
of the four main columns to the actual size of the real columns. The board has approved this
concept and we are in the process of creating a more detailed plan.

Pets and Other Animals
Please remember that we are part of a community and that we share common
spaces in the building. Some of our neighbors don’t love your pet as much as you
do. In fact, some of your neighbors find your tiny lovable pet quite frightening. In
the interests of peace of mind for all residents, please remember these items from
section 11 of the 205 West End House Rules covering pets and other animals. The

Officers Announcements
Stu Sugarman informed the board of his desire to step down after six years of service as President. We
agreed on a transition period through the end of calendar 2008. On January first of 2009 Marc Donner
will assume the role of President, and Stu will remain a member of the board.

Board Vacancy
After 8 years of dedicated service, Richard Burns has decided to step down from
his Board position. The Board thanks Richard for his tireless efforts as Board member and
Treasurer of 205 West End Owners Corporation. In accordance with our by laws the
board will make an interim appointment of a director to serve until the 2009 annual
meeting. We invite shareholders to submit their names for consideration.
